Terms and Conditions
What is included in the price?
- Provision of all bedding (duvets and pillows) linen, towels and tea towels.
- All heating costs.
- All electricity.
How to make a booking.
When you have chosen your cottage please telephone 01200 446353 (+44 1200 446353 from outside the UK) to check availability and make a booking.
For Bookings more than 4 weeks ahead
Print and complete the booking form and return to us within seven days enclosing your payment, made payable to 'J Howard', for £50 per week per cottage deposit.
Payment of the balance is due four weeks before the start of your holiday and this should be forwarded to us by the due date. We do not send out reminders. Receipt of all payments will be acknowledged and non-payment of balances by the due date will be regarded as a cancellation. Please see item 1 of terms and conditions below.
For Bookings less than 4 weeks ahead
Full payment is due by cheque at the time of booking. Receipt of all payments will be acknowledged.
Arrival and Departure
Please arrive after 3pm and depart by 10am on the day of departure.

Pets
We accept well-behaved dogs in one of our cottages [The Shippon]. In the interest of owners and future guests please observe the following:
- Keep dogs off all furniture.
- Do not permit your dogs to enter bedrooms.
- Do not leave your dog unattended (unless caged).
- Remove all evidence of your dog from house and garden before leaving.
Terms and Conditions
- Payment of a deposit constitutes a binding contract and the holidaymaker remains liable for the full charge. In the event of cancellation we will endeavour to re-let the property and if successful make a refund of monies paid less £50 per week per cottage, plus any costs incurred. We strongly recommend Holiday Cancellation Insurance.
- The Holiday maker is responsible for the Holiday accommodation and its equipment during the period of their stay. All equipment, utensils etc must be left in a clean condition and the accommodation left in the same state of cleanliness and general order in which it was found. The Holiday maker undertakes to report and pay for any damage incurred during their occupancy. Fair wear and tear excepted. In certain circumstances we may request a good housekeeping bond of £100 per cottage in cheque form which will be returned uncashed within two weeks of the end of your holiday provided no damage has been incurred. We will advise you by letter if this bond applies to your group.
- The number of persons using the Holiday accommodation (except for babies in cots where applicable) shall not exceed the maximum number stated unless previously arranged. Cots are deemed suitable for babies up to 24 months. The property owner is entitled to refuse admission to any persons or animal not declared on the Booking Form or agreed in writing at an earlier date.
- The property owner or his representative shall be allowed access at any reasonable time during holiday occupancy.
- Complaints: If you are not entirely satisfied with your cottage please contact Jean at Hydes Farm immediately and every effort will be made to make right any problem. Complaints not reported during occupancy cannot be investigated at a later date.
We reserve the right to change any of the above terms and conditions and general information at any time without notice.
